Putring a Monetary Value on the Service I provide

I just started a property management company, managing luxery homes. I worked with many of these people when I was employed by the club the houses are in. When I quit, I let several oeople know that I was startng my own gig. Last week, after rates were trippled, 4 home owners reached out to me for bids. I sent everything over last night and I am feeling very uncomfortable assigning monetary value to myself. I am nevous about over charging or not charging enough. I am second guessing myself for reaching out (unsolicited) to several people whi have nit responded back. How do get comfortable in knowing my working value and in reaching out to let oeople know that I am an option?
